How do I engage Primus Realty to manage my property?

Simple! Fill in our online appraisal form and we will be in touch shortly to arrange a meeting to inspect your property and answer any queries you may have. Once a Managing Agreement has been signed we can commence marketing the property for a tenant.

If you currently have property managed by another agent we can arrange for a smooth transition. We’ll take care of the whole process from collecting the keys, transferring relevant paperwork, and notifying your tenant.

What do you charge?

A decision should never be made solely on fees. Primus Realty pride ourselves on our high level of service and the old saying “you get what you pay for” rings true in the property management industry. A boutique property manager may cost more initially but overall will save you money through the management of your property and sound advice.

By minimising vacancy periods, selecting quality tenants, obtaining the highest rent possible, completing timely rent reviews and having pro-active maintenance procedures in place we will save you money.

What legislative requirements must I adhere to?

Legislative requirements are constantly changing and Primus Realty staff attends regular training seminars and REIWA meetings to ensure your property remains compliant.

As your property managers it is our duty to inform you of legislation requirements that may apply to your property. You are employing us for our knowledge and expertise – it is our job to have read and have a thorough understanding of the Residential Tenancy Act and other relative legislation.

What is your rent arrears policy?

Primus Realty have a ZERO-tolerance rent arrears policy. Rent arrears are checked daily. Once a tenant is two days in arrears they are contacted by all available means – phone, SMS, email, letter or personal visit if necessary.

Due to thorough tenant selection and adhering to our strict ZERO-tolerance rent arrears policy we do not experience many issues with non-payment of rent.

Can I still use my preferred tradespeople?

Absolutely – we are more than happy to employ a lessor’s preferred tradesperson to carry out maintenance work as long as they are licensed and insured to perform the required work. We are also happy to liaise with lessors who wish to carry out minor maintenance and repairs themselves.

Primus Realty ensure to build strong relationships with our own tradespeople to ensure work carried out is of a high standard and at a competitive price. All our tradespersons carry appropriate insurances and licenses.

How will my property be advertised to ensure maximum exposure?

It is our aim to lease your property at the highest possible rent to the most suitable tenant with a minimal vacancy period. Ideally we would like to commence marketing the property for lease approximately three weeks before it is available – this will minimise any vacancy period between tenancies.

We will also arrange for a for lease sign to be erected if your property is situated in a location that would benefit from the exposure.

To supplement our online marketing campaign we also offer the following complimentary marketing services:

  • Shopfront window advertising
  • ‘For Rent’ brochure at front of office
  • Private marketing of executive listings to our Relocation Agent database
  • ‘Feature Property’ advert on the Primus Realty website
  • Advertising in our monthly e-newsletter to over 1,500 of our contacts

We will always personally conduct home opens and private viewings – keys are never handed out to prospective tenants to inspect your property.

Who will be managing my property?

At Primus realty you will have a whole team working for you – not just one property manager. All our staff are trained in every aspects of property management and will all play a key role in the leasing and management of your property from handling enquiries at reception, to processing accounts and applications to leasing and inspecting your property.

Our Licensee, Daina Primus, is hands on in the day to day management of our portfolio and all staff benefit from her experience and expertise on a daily basis.
