Processing your Application Form Correctly

We are pleased to be able to offer you the opportunity to rent through Primus Realty. Applications for Primus Realty properties can be made through the 2Apply website and app – https://www.2apply.com.au/Agency/PrimusRealty. Applications will only be processed on a fully completed 2Apply Application form from our office together with 100 points of identification per adult applicant.

Applications will only be processed after the property has been viewed by the applicant. If you are unable to view the property in person please contact the office on (08) 9368 1855 to discuss options.

Should your application be accepted, you will be asked to pay the bond, first two weeks rent and sign the lease within two business days.

Primus Realty Maintenance

Maintenance requests must be submitted to this office in writing. This can be done online by completing the form below or by downloading a request form and emailing or delivering to our office.

Please provide us with as much detail as possible so that we can process your maintenance request as efficiently as possible. Should the maintenance request be for an appliance please be sure to mention the make, model and serial number, and in the case of an oven or hot water service, whether it is gas or electric.

We do our best to rectify your maintenance requests as quickly as possible, however we have only a limited authority from the owner and may need to refer your request to the landlord for approval. Therefore, we are unable to guarantee against delays on items other than emergency repairs.

If your maintenance request is an emergency (for example a burst water pipe) please contact Primus Realty immediately on (08) 9368 1855 or after hours on 0437 920 260 or 0467 362 971.

Paying My Rent

Primus Realty are excited to offer our tenants more options for paying their rent.

Please find below a list of the payment methods accepted by our office.

Please note that rent must be received by the due date. To avoid falling into arrears please be sure to account for the days it may take for an internet transfer to reach Primus Realty or the time it may take for a cheque to clear. If you think your rent might be late please contact our office on (08) 9368 1855 to advise one of our friendly staff

Giving Notice to Vacate

Giving Notice

If you are approaching the end of a fixed term tenancy you are required to provide our office with at least 30 [thirty] days notice in writing of your intention to vacate.

If you are approaching the end of a peridoical tenancy you are required to provide our office with at least 21 [twenty-one] days notice in writing of your intention to vacate.

Please print off the form below and ensure all tenants sign off on it and return it to our office by email to admin@www.primusrealty.com.au, by post to PO Box 566, South Perth WA 6951.

Once the form has been submitted your property manager will acknowledge receipt of the notice and will forward you a letter confirming the date of your vacation along with a final bond inspection cleaning guide.

Breaking Your Lease

At Primus Realty we understand that circumstances change and our tenants may be forced to break their lease. We make the process easy and will always endeavour to re-lease the property as quickly as possible to minimise the costs involved.

Should you wish to break your tenancy agreement you will be liable to pay rent until the property is re-let or until the expiry of your lease agreement (whichever occurs first).

You will also be liable for any expenses incurred by the owner as a result of the break lease, for example advertising. Please contact our office for further information. Primus Realty will not contact the owner or commence searching for a new tenant until a break lease document is signed by the tenant which itemises all expenses.

You will also need to sign a formal break lease document.

To commence the process please download the form below and have all tenants sign the document before returning it to our office. Your property manager will contact you to discuss your break lease and arrange for a formal break lease document to be posted to you for your signature.

Rent Arrears Policy

Zero tolerance policy for late rent payments…

We pride ourselves in our careful tenant qualification and screening process. Applications are approved ONLY on the grounds that we are confident that the rent will be paid on time, every time. However, a minority of tenants still get behind in their rent, despite all of our tenant screening procedures. As we do not know who this will be when we sign tenancy agreements, we need to advise each tenant of our zero tolerance policy for late rent payments.

Follow-up phone calls and persistent personal contact has caused some tenants upset, embarrassment and also resentment. However we cannot apologise for such action as we believe that the rent must be paid on time… all the time!

We make it clear that our clients who own the rental property have taken out a mortgage. This person has approved your application ONLY on the grounds your rent will be paid on time… every time!

Therefore if you believe you may be late with a rent payment, you must notify Primus Realty at least 3 [three] working days beforehand, so the landlord can be informed. In some cases, we ask you do all that you can do to borrow money from other sources (i.e. your family, friends, employer, bank, etc) should you not be able to make a payment on time. Every effort should be made to ensure your rent is paid on time or before the due date.

However, should we not be contacted our policy will then be…
1 day late – We will send you a reminder SMS, email or you will receive a phone call
2 days late – A phone call, SMS, email or personal visit will be made
3 days late – Breach or termination will be issued
